Minimum Requirements Prior to Occupancy Permit Being Issued (for Single Family Structures)

  • All required inspections must be completed.
  • Certificate of Installation of On-Site Septic System.
  • If applicable, at least one (1) entry door to have landings, steps, handrails, and guards installed to code (National Building Code, 2015 or current edition).
  • All interior lofts, stairs, and landings to have handrails and guards installed to code (National Building Code, 2015 or current edition), this also includes basement stairs.
  • Air Exchanger to be installed and functioning as well as a Mechanical Ventilation Record to be submitted to this office.
  • Plumbing vent to be through roof and of proper size.
  • All required smoke alarms/ carbon monoxide alarms to be installed and functioning.
  • Shut off valve on all toilets.
  • Single key dead bolts installed on all exterior doors.
  • Attached garages which have a common wall and/or ceiling shall be gyproced (or other appropriate materials) with joints sealed. Entry door between garage and dwelling shall be made airtight and have a self closing device installed.
  • The hot water tank or boiler vessel shall be equipped with the applicable pressure/temperature relief valve. This valve shall be equipped with a pipe to direct exhausted steam within 12 inches of floor level.
  • All heating and/or cooling equipment to be installed in accordance with the manufacturer’s instructions or in the absence of instructions, the applicable standard. 
  • An attic hatch, if applicable, shall be air tight.
  • All flue pipe connections shall be secured with a minimum of three sheet metal screws per joint.
  • A kitchen sink with hot and cold water, and one (1) toilet and bathtub or shower operational. Also, a door is required on the bathroom with floor covering. NOTE: Trim, kitchen cupboards, or other non essential doors are not required.
  • Any additional requirements as may be required by the Building Inspector; please refer to the National Building Code, current edition and its regulations.
  • Reflective civic number posted.
  • Exterior siding complete.
